sale agreement

I bought a propoerty for 1.45 crore with sale agreement mentioning to be paid in 4 months. I paid 1.1 in installments within that time and only after 2 days after expiry date of agreement when I reached the seller , he said date of agreement is expired so deal is cancelled. I want o ask is there any court judgement for this? Whether mere 2 or 3 days delay would cause me to loose the case.
